Apartment Industry Hiring Trends for 2012

Apartment Industry Hiring Trends for 2012

What can the multifamily industry expect this year in terms of hiring and job growth?

By James G. Lenhardt, Hire Priority Staffing

A recent CareerBuilder survey described the 2012 hiring outlook as “cautiously optimistic,” though CEO Matt Ferguson expects actual hiring to surpass 2011 levels.

Texas reflects this optimism. The Greater Houston Partnership projects over 84,000 new energy-related jobs in 2012, while Apartment Data Services reports Austin will add nearly 16,000 jobs.

This growth is great news for the multifamily housing market. More jobs bring more residents, boosting demand for apartments. Houston already has about 3,000 communities, and that number is expected to rise.

As the Houston and Austin markets expand, so will multifamily hiring—especially for leasing consultants, maintenance teams, and property managers.

Let’s take a closer look at the top hiring trends for 2012 and what they mean for multifamily professionals across Texas.

Marketing

Marketing has always played a major role in the apartment industry. As the market continues to grow, the need to reach individuals and families in a competitive and creative way becomes even more important. Today, digital marketing tools—such as social media, search engine optimization (SEO), blogging, and professional website design—are transforming how apartment communities connect with potential residents.

Online visibility is no longer optional; it’s essential. Apartment communities are recognizing that to stand out from the competition, they must strengthen their online presence and engage actively with their audiences. A strong digital strategy helps properties get noticed, generate more leads, and boost occupancy rates.

Because of this growing demand, many apartment management companies are now considering hiring dedicated social media specialists—either on-site or at the corporate level. These professionals manage daily online interactions, create engaging content, and monitor performance metrics. Their work helps drive website traffic, improve brand reputation, and ultimately increase occupancy across communities.

Training

With more jobs to fill than qualified applicants available, many companies plan to strengthen their training programs. These programs help increase both new and existing employees’ knowledge and confidence on the job. Many professionals entering the Texas apartment industry are unfamiliar with all the regulations and housing laws. Since those laws constantly change, ongoing training is essential just to stay current. An undertrained employee can quickly become frustrated, leading to higher turnover.

Low turnover is crucial for property stability and it benefits residents as well. Many renters choose their apartment community based on the professionalism and attitude of the staff. A knowledgeable, confident team creates a better resident experience. In the end, a well-trained staff leads to happier residents and longer tenancies.

Bilingual

Texas apartment properties have long valued employees who are fluent in both English and Spanish. Many companies already require at least one bilingual team member on staff. As the job market continues to grow, this demand is expected to increase dramatically in 2012.

Plan Ahead

These skills will be in high demand in the workplace. What will your company or property do to attract and retain talented people? Houston and Austin apartment communities are expected to increase their use of social media in the hiring process. Facebook, Twitter, and LinkedIn will be the tools that can make or break a career in the apartment industry.

Social media platforms give hiring managers a closer look at potential employees—their daily activities, behavior, and even the people they associate with. This insight helps employers make more informed hiring decisions and choose candidates who best represent their property or company. Use these tools to identify top talent, and take advantage of educational programs from the Houston and Austin Apartment Associations to keep employees motivated and informed.
